It can be an exciting time when you put your home up for sale. Maybe you’re relocating for a new job, are buying a bigger home, moving to a better neighborhood or just want to see what else is out there! Whatever your reason, here are three things that you can do to help ensure your home sells quickly and for the best possible price:
Hire a professional team. Unless you’re a real estate agent, or know everything about home inspections, it’s a good idea to invest in a professional team to you sell your home. There are a lot of little things that can go wrong when selling a house, and if you aren’t careful it is easy to miss something. Property laws are different in every state, and with anything major (like selling a house) it’s a good idea to invest in a professional who will get things done. Plus, did you know that the typical for-sale-by-owner homes sold for $184,000 last year compared with $230,000 for a home marketed by a real estate agent?
Fix anything that’s broken. You might have never gotten around to fixing that dripping faucet or filling in the pothole in your driveway, but if you want a buyer to get excited about your property, you may need to do some minor home improvement. Investing some time and energy in making aesthetic repairs can add a lot of value to your home, and increase a buyer’s confidence that they are making a good investment. The last thing you want is for a potential buyer to see damage on a walk-through of your home.
Help your agent market your property! A ”For Sale” sign in the front yard isn’t going to automatically attract buyers. Your real estate agent will do a number of different things to market your property to prospective buyers. But you can do your part, too. Are you on Facebook or Twitter? Post information about your home to your social media channels. Let friends and co-workers know you’re selling, too. And don’t forget about the power of word of mouth. You never know who is looking for a new house!
